Real estate appraising has been evolving and growing ever since its highly debated point of inception. Originally, lenders would often 'appraise' the properties they lent on themselves. Over the years, the need for a well-defined and respected appraising standard intensified. It wasn't until 1986 that USPAP (Uniform Standards of Professional Appraisal Practice) was implemented. This marked the greatest step forward in a unified consensus as to what ethics should be adhered to and which analyses to utilize and when.
